Kitchen Floors
Grease, spills, and heavy traffic.
Kitchen grout takes the most abuse in the house. We break down the cooking residue and ground-in soil that turns grout lines dark.
Tile & Grout Cleaning
Kitchens, bathrooms, showers, entryways, and hallways, deep-cleaned with a 10-step professional process that reaches the soil mopping leaves behind. Then protected, so your grout stays cleaner longer.
Grout is porous. Every time you mop, dirty water settles into the grout lines and dries there. Over months and years, soil, cleaner residue, and everyday buildup work their way in deep, where a mop and a spray bottle can’t reach. The tile itself is usually fine. It’s the grout that makes the whole floor look tired.
Our process is built to fix that. We pre-treat for your specific tile, work the soil loose from the grout lines, extract it with truck-mounted equipment, and finish every edge and corner by hand. A penetrating grout sealer is available to help it stay cleaner longer. And if grout or caulk is damaged, we can regrout and recaulk too.
Where we work
We clean ceramic and porcelain tile and grout throughout the home, and in offices and commercial spaces too.

Moisture and buildup.
Bathroom grout collects soap residue, hard-water film, and soil. We clean it out, including around and behind the toilet.
Soap scum and mildew.
Shower walls and floors build up soap scum and mildew in the grout. We deep-clean them and recaulk where the caulk has failed.
Where the outdoors comes in.
High-traffic paths wear first. We bring back the even, clean look from the front door all the way through.
The details you see every day.
Tile counters and backsplashes trap kitchen splatter in their grout lines. We clean them carefully, edge to edge.
Clean floors make an impression.
We also care for tile in offices and other commercial spaces, with the same process and attention to detail.

What’s included
Every job gets our full cleaning process. When grout or caulk is damaged, cleaning alone can’t fix it, so we offer regrouting and recaulking as well.

Good questions
Mopping loosens surface dirt, but the water gets dirty quickly and settles into the grout lines, which sit lower than the tile. Grout is porous, so it soaks that soil in. Over time the dirt is deep inside the grout, where only agitation and professional extraction can reach it.
In most homes, grout comes out dramatically cleaner. Some grout is stained or discolored deep down rather than just dirty, and cleaning can’t always fully reverse that. Ron will look at your grout in person and tell you honestly what to expect before we start.
We recommend it for most kitchens and bathrooms. A penetrating sealer slows down how quickly grout absorbs spills and soil, so it stays cleaner longer and is easier to keep up. It’s optional, and we’ll tell you whether it makes sense for your space.
We regrout damaged or missing grout and recaulk showers, tubs, and counters. We don’t repair or replace cracked tiles. If we see tile that needs replacing, we’ll let you know so you can plan for it.
Yes. Marble, travertine, limestone, and other natural stones need stone-safe products and a different process. If your floor is natural stone, see our natural stone restoration service. Not sure what you have? We’ll identify it at your estimate.
Price depends on the size of the area, the type of tile, the condition of the grout, and whether you add sealing or grout repair. That’s why every job starts with a free in-home estimate. Ron looks at your floors, explains what he recommends, and you agree on the price before any work begins.
Our Process
Most cleaning companies show up with a mop and a spray bottle. We follow a 10-step professional process built for real, lasting results. Every step matters, and every step is included.
We assess your surfaces and set honest expectations before any product touches your floor.
Loose debris comes up first, so the cleaning chemistry reaches the grout instead of a layer of dry soil.
We choose the pre-treatment for your specific tile type. The wrong product on the wrong surface does more harm than good.
We work the pre-treatment into the grout lines to break up embedded soil at the source. Most services skip this step.
Truck-mounted extraction pulls loosened soil and rinses the surface, removing what mopping leaves behind.
We clean behind toilets, along baseboards, and every tight spot the machine can't reach.
A final wipe-down leaves no residue or cleaning film behind. Just clean tile.
We dry the area so floors aren't slippery and you can walk on them sooner.
A penetrating sealer slows future soil absorption and makes upkeep easier. Recommended for most kitchens and baths.
We walk the space together before we leave. The job isn't done until you're satisfied.
Before any work begins, we'll tell you what's realistic. If we don't deliver the improvement we agreed on, we'll come back and make it right. Read the full guarantee →

No pressure. Many clients take a few days to think it over, and that's completely fine.
